🔹 What is a Blue Door Property Guardian?
A property guardian is a working professional who lives in a vacant building to help protect it. By living in the space under a non-exclusive licence agreement, guardians help prevent squatting, vandalism, and other antisocial behaviour — simply by treating the place like their own home.

🔹 Who can become a Blue Door Property Guardian?
You can — if you’re:

  • Over 25 yrs

  • Employed or self-employed

  • Understand the role and responsibility of a guardian

  • Can contribute to a guardian community 

  • Can provide:

    • Character references (from employer/ landlord)

    • Bank statements / Payslips (3+ months)

    • Proof of address / Photo ID

    • DBS Cert

🔹 What are my duties as a guardian?
Guardians share the responsibility of:

  • Keeping the property secure

  • Keeping the property clean and tidy 

  • Reporting any maintenance issues

Don’t worry — you’re not expected to be a security guard or take on any risk.

🔹 How much does it cost per week?
Licence Fees vary by property size, condition and location -  but they’re often 25% - 40% cheaper than market rent. Expect great value and great spaces!

🔹 Are there other costs?
Yes, possibly:

  • A deposit 

  • Sometimes utility bills and /or council tax, depending on the property

We’ll explain all costs clearly before you sign up.

🔹 How long can I stay in a property?
We aim to offer stays of at least 6 months, but all Licences are based on 28 day rolling contract.

🔹 Are properties furnished?
Most are unfurnished — bring your own items! We can share tips on getting furniture cheaply or even for free.

🔹 Can I decorate my living space?
In many properties, yes — especially your personal room. For listed buildings or more sensitive spaces, alterations may not be allowed. We encourage a collaborative spirit for shared areas!

🔹 Do properties have electricity, water, and heating?
Yes, all properties meet basic living standards and include these essentials.

🔹 Is Wi-Fi included?
No, due to the temporary nature of the setup. However, many guardians join forces to install and share Wi-Fi / Netflix costs.

🔹 Can I live with my partner?
Yes! Couples are welcome. There’s a small additional fee for sharing a room.

🔹 What are the house rules?
Each property has its own set of Terms & Conditions. These cover:

  • Health & safety

  • Housekeeping 

  • Consideration for fellow guardians

🔹 How much Notice do I need to give to leave?
Guardians must give 28 days' written Notice. Likewise, we’ll give you 28 days' Notice if the property is being returned to the owner.
